Several roads can lead to success through real estate.

Here are some pathways that we can help you with:


CLASSIC INVESTMENT


This is by far the most common path for our clients. We will educate you on real estate investing, help you determine the ideal properties for your goals and provide additional assistance where needed.

a) Self-managed - after purchase, with some guidance available from our team, you rent out and manage the property on your own. (Most common)

b) Turn-key - this is for those who want to own real estate but don't want to manage it. Our team takes care of everything so it is completely turn-key for you. We will advertise vacancies, screen and select great tenants, manage all tenant phone calls, etc. (Premiums apply)



GROUP BUY

Group buys allow individuals to use group leverage to purchase property at a discounted rate.

How it works: We negotiate with builders to give us the exclusive right to sell, at significant discounts, a certain number of the homes or condos they plan to develop. It is typically an all or nothing deal - in other words, all units must be sold to lock-in the prices.

YOU WIN --> You, the buyer, get to profit instantly. Your net worth gets an immediate boost because you buy below market value.

THE BUILDER WINS --> By pre-selling units, the builders get the funding they need to move forward and start additional phases of development.



BE THE BANK

This is a total 'hands-off' opportunity that usually appeals to those who have money available (in savings or maybe an RRSP) and want to benefit from real estate projects, but don't want any of the risks/responsibilities of ownership.

How it works: Investors often work on real estate projects that could benefit from some extra capital. In many cases real estate investors will seek 'private lenders' to access such capital when banks are no longer an option.

THE INVESTOR WINS --> The benefit to the investors is they can get access to additional capital for their projects when traditional banks are not willing to lend. There is often more flexibility with loan terms and virtually an endless supply of private lenders.

YOU WIN --> The interest you earn on the money you loan out privately for these projects is often several times higher than what you would earn in the bank.
